Vendors need to provide an EPC, which will be valid for 10 years

The EPC has to be carried out by an accredited energy assessor and will provide information about:

  • Suggested improvements (such as loft insulation)
  • The approximate cost of suggested improvements
  • Possible cost savings per year if the suggested improvements are made.

Marketing your property and agreeing terms with a prospective purchaser are dependent on your agent having a current EPC on file. If you have an EPC you will need to make a copy available to us. Should you wish Baker Pearce to arrange an EPC on your behalf, we are happy to assist, the cost being £75.00 plus VAT.

There is a fixed penalty by Trading Standards for failing to provide an EPC/make one available when requested.
